All 45 of these townhome style condos are 2 bedroom, 2 bath, with 2 car garage. We have owned, and sold units here since 1987 through our real estate brokerage corporation. We have also previously served on the Board of Administration and served as the Management Company for the Homeowner's Association for many years and are proud to be owners in a nice community that is also a good investment. Currently LeAnn Sbordone (850) 562-8708, is the manager of the Homeowner's Association. The units we own are a retirement investment. As an owner you would be a member of the Homeowner's Association. The dues are currently $140 per month per unit. The dues cover alot: resident manager, pool service, yard maintenance, exterior building maintenance, monthly pest control, refuse dumpster, management fees, and a hazard insurance policy on the buildings. The roofs were all replaced in 2004-05, and the pool fence was replaced in 2006. The Association also has a reserve account for future replacement of roofs, driveways, and fixing pool leaks. Plan to spend an additional $30.00 per month for a supplemental insurance policy for your contents including appliances and HVAC. The exterior of all units is either brick, vinyl siding, or stucco on a few, so building maintenance costs have been minimized. All wood soffits and window/door trim have been capped with a factory painted aluminum. However, windows and doors are each individual owner's responsibility to maintain. Our on-site resident manager has been a unit owner for many years. He is one of the members of the Carolina Terrace Condominium Board of Administration and tag teams with his wife, Elizabeth. Jonathan Cole will be a friend and also keep parties, parking, noise, and "emergencies" under control. The most recent sales include 4 units closed in 2011 at $110,000. Prices seem to have leveled out after our high sales at $156,900 in 2007-08 and are already on the rise again. Available for sale: Call 850.980.6001 for 2012 units for sale.
